Uttar Pradesh Model Building Regulations, 2026
The Noida Authority board approved the adoption of the Model Building Regulations, 2026, following their clearance by the Uttar Pradesh Cabinet on October 9, 2026.The key change is the removal of the maximum FAR cap for group housing projects on plots along roads at least 45 meters wide. Previously, the maximum permissible FAR for group housing in Noida was 3.5.
Floor Area Ratio (FAR) refers to the ratio of a building's total floor area to the size of the plot. A higher FAR allows developers to construct more floor space on a given plot.
The revised regulations could support higher-density residential development and allow more vertical expansion on eligible plots.
However, the change does not remove all construction restrictions. Building heights will continue to depend on setbacks, fire safety requirements, and aviation clearances.
Noida Authority CEO Krishna Karunesh also said that a committee comprising officials from the Noida, Greater Noida, and Yamuna authorities would examine the implementation of the new regulations and identify matters requiring decisions at the board level.
